A divorce usually produces a real estate transaction — a home is sold, one spouse buys the other out, or someone needs replacement housing. PocketListings surfaces those transactions early from public county records and lets licensed professionals reach owners by mail, respectfully and on the record.
Four things, plainly
Identifies new filings
Dissolution-of-marriage cases are imported from public county clerk records as they are filed.
Matches parties to parcels
Party names are matched against the county property roll and each match carries a confidence score with every signal that produced it.
Estimates value
Comparable sales in the same county produce a point estimate, a low–high band, a confidence grade, and the actual comps used.
Generates compliant mail
Letters carry the registered brokerage name and an opt-out address, and run against suppression checks before anything is exported.
The pipeline
Nothing here is inferred from behavior or purchased from a data broker. The inputs are public county records and the county property roll.
Import
Filings are imported from public clerk search exports. Every row is staged and reviewed before it enters the system; excluded case types are rejected at the door.
Match
Party names are normalized and matched to the property roll. Each candidate is scored on name agreement, mailing address, homestead status, ownership structure, and surname frequency.
Review
Only high-confidence, unambiguous matches qualify automatically. Anything below threshold — or any filing where several parcels score highly — goes to a human review queue.
Campaigns run against the opt-out register, the shared 30-day suppression window, and a per-filing ceiling. Suppressed records are recorded with their reason and cannot be overridden.
The constraints are the product
These are enforced in code and cannot be switched off by a subscriber. If you are a broker deciding whether to put your registered name on this, read the full policy.
Mail only
No calls, no texts. Phone numbers are not stored anywhere in the product.
Permanent opt-out register
Opt-outs apply across every subscriber and cannot be deleted by anyone.
Shared 30-day suppression
A parcel mailed by any subscriber is suppressed for all subscribers for 30 days.
Brokerage name on every piece
Appended by the renderer per FL Admin Code 61J2-10.025 — not an optional field.
Human review of uncertain matches
Ambiguous matches never become mail-eligible automatically.
Excluded case types
Domestic violence injunctions, paternity, name change, and sealed cases never enter the system.
